Not yet, lease has always mentioned talking to them when it exceeds 50
pounds per square foot, but it could be a boilerplate. There was a MRI
machine on one of the floors.

The building has 3-phase 220/230/240 (whatever it is). In our propable
future space it's all 110/120 outlets, but lots of them. We don't really
have anything that needs 3 phase power and I can't imagine anything in
that space that would (really vertical mill drive motor is the only thing
I can imagine?) I used to own an argon laser that was 3 phase but sold it
a few years back.

The space upstairs has a heat pump system that is dedicated. So cooling
doesn't seem like a bit deal. There probably won't be that many machines
running all the time. It looks like it's a plenum return so we can
probably just throw the heat with machines in a tight closet into the
overhead.

Hell no. I said we could handle getting rid of the cube farm. I'd be happy
if we could somehow get them to put a wider door in, and maybe let us
slide on rent a bit to buy another access control panel for one of the
doors downstairs to card access it.
HVAC is pretty nice in the space upstairs, and the windows all open.
